Buying a home in Mallorca as a foreigner is a perfectly accessible process, but it is advisable to reach completion with all the documentation reviewed. The NIE, the first step

The Foreigner Identification Number (NIE) is the essential requirement to buy in Spain: without it you cannot sign before a notary, pay taxes or register the property. It is requested at a police station with your passport and the relevant form.

Before moving forward it is advisable to review the condition of the property through several documents:

  • Nota simple from the Land Registry: confirms who the owner is and whether there are charges, mortgages or seizures.
  • Habitation certificate: confirms that the home meets the minimum conditions for residential use. In practice it is requested in most transactions, especially if the buyer needs bank financing.
  • Energy performance certificate: mandatory for selling or renting since 2013, it must be available during marketing.
  • Up-to-date bills: property tax (IBI), community fees and utilities.
