The European Union has approved a new rule that will shape the future of the energy efficiency of buildings: Directive (EU) 2024/1275, published in 2024. Its aim is ambitious: to move towards a decarbonised building stock by 2050. For anyone who owns a home or premises in Mallorca, it is worth understanding what it involves and, above all, why the energy certificate becomes more important under this regulation.

A European framework with long-term goals

The directive seeks to reduce the energy consumption and emissions of buildings, with intermediate milestones before 2030 and the final goal of a net-zero-emission building stock by 2050. Member States have a period to transpose the rule into their national legislation, so its specific application in Spain and the Balearic Islands will depend on the regulations that are gradually approved.

The energy certificate, more relevant than before

One of the clearest effects of the new directive is that it reinforces the importance of the energy performance certificate. This document, already mandatory for advertising, selling or renting a property, becomes more closely linked to the property’s value, its financing and the planning of future renovations. In a market like Mallorca’s, where a significant share of buyers are foreigners who pay close attention to costs and sustainability, a good energy rating can make a difference.

What should you do now?

There is no need to worry: most of the changes will take shape through Spanish and regional regulations over the coming years. But it is a good time to have your property’s documentation in order. If you are going to sell or rent, make sure you have a valid energy certificate; remember that its general validity is 10 years, except for the G rating, where it is 5 years.
